By booking a stay or participating in activities at Wildwood Tree Farm, you agree to the following terms and conditions designed to ensure a safe, peaceful, and legally compliant experience.
Occupancy Limits In strict accordance with Pacific County short-term rental regulations, our maximum occupancy is limited to two overnight occupants per bedroom, plus two additional overnight occupants, not to exceed a total of ten individuals (including all guests over the age of two). We cannot and will not permit occupancy beyond these permitted limits.
Good Neighbor Policy Our 70-acre preserve is a place of tranquility. To respect our neighbors and the local ecosystem, all guests must adhere to our Good Neighbor Policy:
Noise: Quiet hours are strictly enforced from 10:00 PM to 8:00 AM. Do not create a noise disturbance at any time.
Boundaries: Please remain on designated Wildwood Tree Farm trails. Do not trespass on adjacent private properties.
Environment: Do not litter. Help us keep the Willapa River and surrounding forests pristine.
Insurance Disclosure Pursuant to Washington state law regarding short-term rentals, please be advised that your personal homeowner's or renter's insurance policy might not provide liability protection, defense costs, or first-party coverage when your property is used for short-term rental stays. Wildwood Tree Farm maintains a commercial primary liability insurance policy of $1,000,000.

Agritourism Liability Warning Participation in Guided Forest Tours and Forest Bathing involves traversing natural, unpaved terrain. By participating, you acknowledge the following statutory warning required by Washington state law:
"WARNING: Under Washington state law, there is limited liability for an injury to or death of a participant in an agritourism activity conducted at this agritourism location if such an injury or death results exclusively from the inherent risks of the agritourism activity. Inherent risks of agritourism activities include, among others, risks of injury inherent to land, equipment, and animals, as well as the potential for you to act in a negligent manner that may contribute to your injury or death. We are required to ensure that in any activity involving minor children, only age-appropriate access to activities, equipment, and animals is permitted. You are assuming the risk of participating in this agritourism activity."
